We pride ourselves in offering all the services any type of property might need to successfully manage blocks of flats acting on behalf of Landlord clients, developers, leaseholders or ‘Right To Manage’ companies.

We are experienced in managing and maintaining buildings and place a strong focus on the Landlord and Tenant relationship.

We manage our buildings in accordance with the terms of the lease, legislation and the RICS Residential Service Charge Management Code. We undertake a site visit on a periodic basis including Health and Safety checklists to review the condition of the buildings, ascertain works for repair, monitor and supervise contractors.

Section 20 Notices

It is a requirement under Section 20 (S20) of the Landlord and Tenant Act that if works are to be carried out which may cost any one flat more than £250 (inc. VAT) that a consultation process is followed, This is usually a three-part process.

First Stage

It starts with the managing agent sending a Notice of Intention on behalf of the Landlord advising the contributing lessees of the works that needs to be carried out with the reasons for the works and gives them the opportunity to provide comments within a 30 day time period and if they wish they can also put forward a contractor for consideration.

Second Stage

The second stage involves the managing agent issuing a Statement of Estimates which details the quotes obtained and again gives the contributing lessees another 30 day opportunity to comment on the works and they also have the ability to inspect the quotations.

Third Stage

On occasions, a third stage of the notice is issued by the managing agent. This is normally done if the Freeholder does not go ahead with the cheapest quote.

This is a complex process and needs to be done properly in order to comply with legislation. We have carried out many S20 Notices and can assist with this and if required, provide a one-off service for your building.

The Right to Manage (RTM)

The Right to Manage (RTM) was introduced when the Commonhold and Leasehold Reform Act 2002 legislation was passed in Parliament to give leaseholders the ability to take over the Landlords management functions in respect to their building without having to buy the Freehold.

The Landlord will still own the building, however the leaseholders would take control of the management of the building.

The main criteria for RTM, consists of:
  • At least 50% of the leaseholders in the block must support the move
  • Two-thirds or more of the leaseholders must have leases on their property that were originally of 21 years or longer, and
  • Less than 25% of the floor area must be used for commercial purposes, as opposed to residential
